A quick worked example
Investment NT$10 million; rent 30,000/month; one vacant month; management 2,000/month; annual repairs 12,000; house tax 10,000; land tax 2,000: gross yield 3.60%, net yield 2.82%, and monthly cash flow NT$23,500 before any loan.

How is this calculated? Limits and assumptions
- Gross yield = monthly rent × 12 ÷ total investment × 100%. Include purchase, setup and acquisition costs in total investment; the denominator is not just your equity.
- Annual rent = monthly rent × (12 − vacant months). Net yield = (annual rent − annual management costs − repairs − house tax − land value tax) ÷ total investment × 100%. Fixed management costs apply for all 12 months, including vacancy.
- Monthly cash flow = annual net operating income ÷ 12 − monthly principal-and-interest payment. Net yield is before financing; only cash flow deducts loan payments.
- With a loan enabled, principal = total investment × loan share. Payments use a fixed annual interest rate and equal monthly principal-and-interest payments; no interest-only period, variable rate or fees. At zero interest, divide principal by the number of months. Check against the lender’s amortization schedule.
- Amounts retain cents; recurring debt and monthly cash flow round to cents, while NT$ display rounds to whole dollars and yield to two decimals. Resale gains, appreciation, income tax, depreciation and inflation are excluded. Vacancy and repair assumptions are not forecasts.
NT$ results are displayed as whole dollars; calculations retain cents. Rates and meter usage keep necessary decimals.
Estimates only. The parties’ agreement and applicable law prevail.

Frequently asked questions
Why can monthly cash flow be negative when gross yield is positive?
Gross yield ignores vacancy, operating costs and debt. Net yield deducts operating costs, while monthly cash flow also deducts principal and interest, which can make it negative.
Is the loan share based on purchase price or total investment?
This tool multiplies your entered total investment by the loan share. If that includes setup or fees, adjust the share so the principal matches the approved loan. It is not a loan approval calculation.
Is this the return I am guaranteed to receive?
No. It is arithmetic based on entered assumptions, not a forecast, investment recommendation or guaranteed return. Actual vacancy, costs, taxes and loan terms can differ.
